The Arizona Real Estate Investors Association (AZREIA) will hold their monthly meeting this week and it is dedicated to Fix & Flip or rehabbing. The focus is on knowing your market, which inspired us to provide a short list of critical resources that help you do just that.

The Cromford Report
Locally, The Cromford Report is one of the premier resources on the status of the region’s residential resale market. With strong historical data, daily updates and insightful projections, the report provides timely, informative and necessary information.

Phoenix Real Estate Investors
As you probably know, active networking can present optimal investing opportunities. This Meetup group is highly productive with a healthy population of members at all levels of real estate investment. Strategy, education and motivation are defining qualities of the group. The group also provides helpful resources, with their event calendar and YouTube channel.

National Council of Real Estate Investment Fiduciaries (NCREIF)
NCREIF is a not-for-profit trade association that serves institutional real estate professionals. It is known predominantly for its conferences (three per year) and its educational programs. Why should you know about it as an individual interested in real estate investment? NCREIF also presents data and reports relevant to the real estate market, like property index returns, open end equity returns and closed end value add returns, to name a few. And, the winter conference will take place in Phoenix next March. Even if you’re not a member, there will be ample experts in town and you may find several opportunities to bend their ears.

Institute of Real Estate Management (IREM)
IREM is an international community of real estate managers dedicated to ethical business practices, maximizing the value of investment real estate, and promoting superior management through education and information sharing. The organization focuses on property management professionals but also provides data and resources to individual real estate investors. It’s benefit to you is two-fold: it can help you ensure that the property management company you work with is of the caliber you require and it also provides insight to you as an investor, based on market trends and analysis.
